What can raise my home value?

First, just to let you know, renovating your home only will not raise the value of your home. It will be a lot nicer and more people will like to which will bring in more offers and higher prices for the home owner but it does not raise the property value itself.


For example, renovated 3 bedroom, 2 bathroom home is priced at $360,000. Now the home next door is not renovated but is in good condition is also $360,000. As stated before, the renovated one might get more people and offers than the non-renovated one which might make the renovated one sell for let's say $365,000. An appraiser will come out and check the property and other properties around it to make sure that the home is worth that much. The appraiser will still take the home next door as a factor into the price because it still has the same number of bedrooms, bathrooms and other features. Meaning that the value is not based on how great the renovations are but certain features of the home.


To add value to the home you would need to add another feature to the home. So if you have only 3 bedrooms and 2 bathrooms, you can try to upgrade your home into a 4 bedroom and 2 bathroom home, 3 bedroom and 3 bathroom home, or 4 bedroom and 3 bathroom home. It all depends on if you have space in your home to do that, but this is one sure way to add value to your home.


So try adding another bedroom, bathroom or even kitchen. Pave a driveway if you don't have one, add a back porch or sunroom, even a garage can help add value to your home.


Be Careful. Don't go diving right in extending your home, adding bathrooms and kitchens. You will need to go to your city hall and get permits for most, if not all the things i stated.
